What I actually think about Downtown Austin.
Downtown Austin is not the downtown most cities produce. Lady Bird Lake frames the south side with 10 miles of trail connecting to the broader greenbelt system. The skyline is real but not overwhelming. The food scene is genuinely excellent.
The residential options have expanded dramatically — high-rise condominiums with skyline and lake views, converted loft buildings, and townhomes that feel more neighborhood than tower. Buyers here tend to know exactly what they want: walkability, proximity to their office, and the sense of being at the center of everything.
The market rewards precision. A well-positioned unit with lake views, a thoughtful floor plan, and quality finishes in the right building will hold value and move quickly. I've watched this market long enough to know which buildings are positioned to appreciate and which ones aren't.
