What I actually think about Old West Austin.
Old West Austin is where Austin's oldest residential character is best preserved. Pemberton Heights has grand homes on generous lots. Bryker Woods has smaller bungalows with more active street life. Enfield sits in between, with a commercial corridor on Lamar that makes daily life genuinely easy.
The connection to downtown is real. It is possible to walk or bike to the Capitol, to Central Market, and to many of Austin's best restaurants without getting in a car. That kind of walkability is genuinely rare in Austin.
For buyers, the mix of property types requires attention. The best historic homes are rarely the ones that have been over-renovated — original details, maintained well, are often worth more than a full gut renovation that stripped character out of the house. I can tell the difference.
